Accreditation scheme gives certainty on floor area measurement

Trade association Vm2 has introduced the new accreditation scheme 'Area measurements in accordance with NEN 2580 and NTA 2581'. This regulation contains additional quality requirements for preparing an unambiguous measurement report on the measurement of floor areas. It gives clients certainty that a measurement has been carried out correctly and prevents discussion afterwards. 

The certification is issued and controlled by SKG-IKOB.

To determine the rental and sales value of a building, the correct area is determined using NEN 2580. Because measurement differences can result in considerable gains or losses, it is important that this is done as carefully as possible. The new accreditation scheme "Area Determinations in accordance with NEN 2580 and NTA 2581" helps. 

NEN 2580 and NTA 2581

For commercial real estate, a NEN 2580 measurement report records the gross floor area (BVO) and the lettable floor area (VVO). For residential properties this is the usable floor area (GO). NTA 2581 provides guidance for drawing up an unambiguous measurement report. NTA 2581 is indispensable for a reliable measurement report. Both documents are public. Only members of the trade association Vm2 can provide a certified measurement report.

Vm2 (formerly Vereniging De Vierkante Meter) is the only party in the Netherlands for providers of certified NEN 2580 measurement reports. According to chairman Joost Sanders, the 20-plus members set the bar high. "They all strive for high-quality NEN 2580 measurement reports for their clients." The association regularly organizes knowledge meetings in which they discuss so-called gray areas. "Sometimes quite a discussion arises then," Sanders agrees. "But then there is often a lot of money at stake. Ultimately, these discussions lead to new insights that all members then apply."
